Our Colorado buyer’s agents told us that skimping out, and buying cheap materials is a big no, no.  A lot of times, homeowner try to cut costs on a remodeling project by buying cheaper materials.  The bottom line is that you are going to get what you pay for.  Your maximum return will depend on what you put in to your project.  Our buyer’s agents say, if you’re going to do it, do it all the way.  If you can’t afford to do it, then wait.

Choose a Style That Stands the Test of Time

Homeowners often make the mistake of wanting to be too hip and trendy in their home,  picking the latest, hottest, and coolest things out there.  Another big no, no.  Keep in mind that “trendy” means that it’s short term.  You really want something that is going to “stand the test of time”.  Put extra thought into floors and fixtures and save being trendy with accessories like through rugs, pillows, and curtains.  Those are easier to update.

Pad Your Budget for Labor & Unexpected Expenses

Keep in mind that normally the biggest expense of home renovations are the labor costs.  Always pad your budget to include labor and unexpected expenses.  You never know what’s going to happen once you pull off that wallpaper, or what’s behind that wall, or what’s underneath that carpeting.  Remodeling can be stressful enough.  Reduce your stress level and project time by making sure you have budgeted enough to cover the job from start to finish.
